The Green Point Creek system has been divided into component areas for application of a floodplain
management plan. The component areas, illustrated on Figure 13, cover:
- Tourmaline Avenue Floodway Area;
- Tourmaline Avenue - Flood-Liable Developed Area;
- Crystal Avenue Floodway;
- Tourmaline Avenue Culvert Area - currently flood-liable; and
- Diamond - Tourmaline Avenue - Flood-Liable Developed Area.
The specific points applied in each of the above areas involve:
- land use controls;
- building development controls;
- limited channel erosion protection under government funding;
- the bulk of channel erosion protection by land owner finance; and
- structural works, as outlined above with Tourmaline Avenue culvert replacement,
floodplain restoration and acquisition of one house.
